Tampa Florida Real Estate for Sale
Tampa Bay Florida Promotion and Marketing
People like to be near bodies of water. They like to linger over dinner and drinks at waterside tables. They run, walk and bike alongside its edge whenever they can. They enjoy paddling, boating and fishing. They love the mere sight of water.
restaurants are opening their doors along the Hillsborough River, residential and office buildings are rising on its shores, yellow water taxis glide over its waves, and people exercise or take a casual stroll along the waterfront at all times of every day. This shift in the makeup and character of Downtown Tampa.
Connecting Parks, Cultural and Entertainment Venues
A key part of the downtown waterfront’s activation was the linking of the area’s major cultural and entertainment venues, including the Tampa Bay History Center (the path’s starting point), Amalie Arena, the Tampa Museum of Art and the Straz Center for the Performing Arts. Manny Leto, the History Center’s marketing director, says the Riverwalk has made it easier than ever to access these locations.

With the sudden collapse of the Soviet Union in the early 1990s, many of the former empire's resources were sold off to the highest bidder, and their $14 billion space shuttle program was no exception.
Seeking to recoup some of that eyewatering spend, in 1998, the "Buran" (Russia's answer to the American Space Shuttle) was offered up for sale on eBay for $10 million.
No serious offers were received - with most people assuming the listing to be a joke, until the New York Post confirmed the sale, with Russian authorities stating they "actually have two" if anyone is interested.
Tumblr media
(Pictured: A later auction of a smaller scale Buran in 2005)
Sensing an opportunity, a group of Aussie entrepreneurs including Australia's first astronaut and the lawyer for Prime Minister Paul Keating offer to lease the shuttle from Russia, to put it on display in Australia during the Sydney Olympics.
After gaining permission from the Kremlin for the lease, in 1999 the Russian military briefly stops bombing Chechnya in order to dismantle the Buran, and it is placed on a barge to be shipped to Sydney on the (soon to be infamous for other reasons) Tampa shipping vessel at a cost of $5 million.
Tumblr media
Once in Sydney, after a disastrous few months on display where crowds failed to flock to the shuttle exhibition featuring such compelling educational offerings as "activities is to assist in the development of issues of nutrition and hygiene at home" (an actual quote from their website) - the leasing company declared bankruptcy and washed their hands of the space shuttle completely.
Tumblr media
The Buran Gift shop where you could buy soviet space ship themed football jerseys, in case you needed one of those
One of four people listed on the lease, described as a business partner of the Prime Minister, also claims he never knew he was a director of the company, which went on to cause a lot more problems.
This whole debacle presented a slight issue for the cash strapped Russian authorities, who had now only been paid $100,000 for the 9 year lease of the shuttle instead of the $600,000 they were owed. Eventually the decision was made to abandon the once $1 billion Soviet pride and joy in a Sydney carpark, where it resided for a year under a small tarpaulin.
Tumblr media
Failed attempts to be rid of the shuttle included a 12 day auction hosted by an LA radio station, where listeners were offered the chance to buy the shuttle for $6 million, however all bids turned out to be pranks and the shuttle remained.
Multiple attempts were also made to sell the shuttle to Tom Cruise, with the exacerbated movie star's representatives repeatedly telling the insistent traders that he was not interested in owning a Russian spaceship.
Eventually a Singaporean group dismantled the shuttle and shipped it overseas, however Russian authorities soon reported they once again had been failed to be paid for the lease. Singaporean representatives responded that they definitely had paid for the shuttle, and that they simply couldn't remember when or how much was paid.
Representing the Russian government, Lawyer Suhaila Turani told the Wall Street Journal “I feel sorry for the Russians. They’re good in space, but they’re very naive in business.”
For a time the shuttle was abandoned in the storage yard of event company Pico, with the company owner telling the Wall Street Journal "I just want this thing out of my life" after three years of being stuck with it.
A few years later the shuttle was found by German journalists dismantled in a junkyard, and it was then bought and shipped to Germany to be put on display a museum, so all's well that ends well (except they dropped it from a crane while trying to set it up, but it polished up okay).

Home sales in the US rose to a four-year high after rising 12.1% YoY, according to a new Redfin report. As I stated, we are entered a buyer’s market in May of 2024 in line with the ECM. Gone are the days of bidding wars and skipped inspections. Home inventory has picked up significantly but we are seeing those homes sitting on the market far longer as people simply cannot afford to buy.
Nearly 55% of listed homes have been on the market for over 60 days, a 49.9% increase from last year. The average home takes 43 days to go under contract now, marking the slowest pace since the pre-pandemic era of 2019.
Home prices across the nation as of November 2024 stood at $429,971, which represented a 5.4% YoY increase. The average 30-year mortgage stands at 6.95%, down 4 bps YoY but not enough to attract would-be buyers. The 15-year stands at 6.28%, down 7 bps YoY.
Texas and Florida have the highest rates of homes sitting on the market. The primary reason we are seeing this is a drastic increase in as-is homes in the wake of two hurricanes. Around 57% of homes in Tampa have been sitting on the market for over 60 days. All you need to do is take a look at Zillow or Trulia to see why. People are offloading hurricane-damaged properties that need significant work. It is extremely common to see homes listed with removed drywall or flooring from flood damage. Miami has seen the highest percentage of inventory increases across all metro areas at 63.8%, and although unaffected from the storms, the city has seen a drastic surge in HOA and insurance prices.

“Elsie Cigars” were named after a waif who lived and died in Ybor City. Elsie is part of "forgotten history" in Tampa that isn't taught in the socialist schools (government schools). Long ago, a tobacco importer had a brilliant marketing idea: Rescue an impoverished orphan off the curbs of 7th avenue and give her a good job rolling cigars. Elsie was the lucky girl saved from the street. Cigar boxes and advertisements displayed a picture of her peeping out of the one small window where she lived and worked.
In a way, the Elsie cigar ad was a threat: "If you don't buy Elsie's cigars then we'll put her back out on the street." In other words: "Smoke Elsie cigars or else..." Or else what? Or else Elsie "gets it". It motivated many people to buy Elsie's cigars. That led to premature deaths due to lung diseases, emphysema, and cancers of the lungs, throat, and mouth (along with disfiguring surgeries for those who could be saved).
Then the socialists decided to "help" Elsie. They imposed a local "child labor" law in order to "save" her.
The socialists outsmarted themselves. Dear Elsie was found frozen solid on the sidewalk of 7th Avenue during her first winter after the little dickens had been barred from rolling cigars. That's why this local history is hidden: Socialism murdered Elsie.
The saddest aspect is that Elsie's corpse indicated by its position that she had unsuccessfully attempted to break back into her old cigar-rolling home, in a last-ditch effort to escape the cold.
Socialists outsmarted themselves in an additional way. Their child labor law didn't apply to dogs. Elsie’s brand was changed to "Fido Cigars" and Elsie's sad face was replaced with the face of a stray mutt (Fido) from 7th avenue and pointed at the left side of the canine's head was a huge revolver held by a large menacing masculine hand. Underneath Fido's photo was the sales pitch: "If you don't smoke this cigar, we'll KILL this dog."

Hi, me again about Taylor buying a house in Marathon. Not once has either of her planes been to Florida since the Tampa show. Again, it's pretty hard for her to make a purchase like this without the realtor or someone else with receipts to back it up, more than a rando tour guide. I would def wait for an article. I saw the anon about quick flights to Miami..... but Taylor doesn't seem like a Keys person, neither does her mom/dad. This property is very exposing, prone to weather damage and easily seen by boats. If she were going to buy a property somewhere it would be in a more populated area. She rarely even goes to RI. I think its neat for her to own historical property, but she's too easily seen there in the summer and it's always summer in Florida. Time will tell though. I looked up $12 mil dollar home and nothing that was up for sale at that price looks like any of the buildings/islands on the MLS that I've seen.
Listen I’m just gonna delete the post. If an article comes around about this then y’all can let me know.

Types of Land Surveys Every Tampa Property Owner Should Know
Hiring a Land Surveyor in Tampa is essential when buying, selling, or developing land. Land surveys help define property boundaries, prevent disputes, and ensure compliance with local regulations. Understanding the different types of surveys can help Tampa property owners make informed decisions.
Tumblr media
1. Boundary Surveys
A boundary survey determines the exact property lines of a parcel of land. It is often required before purchasing land, constructing fences, or resolving disputes.
Identifies legal property lines.
Helps prevent encroachments from neighbors.
Required for new construction projects and permitting.
Surveyors use precise measurements and historical records to create a legal boundary map. A boundary survey is crucial in Tampa, where past developments can affect property lines.
2. ALTA/NSPS Land Title Surveys
An ALTA/NSPS Land Title Survey is a detailed survey used in real estate transactions. It meets the standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).
Used by lenders and title companies to verify land details.
Includes boundary lines, easements, and rights-of-way.
Ensures compliance with title insurance requirements.
This survey provides a full picture of the land, ensuring no hidden legal issues before a sale or development.
3. Topographic Surveys
A topographic survey maps natural and man-made features on a property. It is used for design and planning purposes in construction projects.
Shows elevation changes, trees, bodies of water, and buildings.
Helps architects and engineers plan developments.
Required for environmental studies and flood risk assessments.
Tampa's coastal and urban areas require accurate topographic surveys to avoid construction problems related to land elevation and drainage.
4. Construction Surveys
Construction surveys guide the placement of buildings, roads, and utilities on a property. Contractors rely on them to ensure that structures are built in the right locations.
Marks where buildings and infrastructure should be placed.
Ensures compliance with Tampa zoning regulations.
Helps avoid costly mistakes in construction projects.
Before breaking ground, developers in Tampa must conduct a construction survey to confirm their building plans align with legal requirements.
5. Flood Elevation Surveys
A flood elevation survey determines how high a property is above known flood zones. This type of survey is crucial in Florida, where hurricanes and heavy rains can cause flooding.
Required for flood insurance in Tampa.
Identifies if a home is in a high-risk flood zone.
Helps homeowners determine if they need elevation adjustments.
Tampa’s location near water bodies means that flood elevation surveys protect homeowners from unexpected flood damage and insurance costs.
6. Subdivision Surveys
A subdivision survey divides large properties into smaller lots for development. It is necessary for new housing or commercial projects.
Creates new property lines for subdivisions.
Ensures lots meet zoning and land-use regulations.
Helps developers and local authorities with city planning.
A subdivision survey is a critical first step to legal land division if you plan to develop land in Tampa.
7. Mortgage Surveys
Lenders require a mortgage survey before issuing a home loan. The survey verifies that the property matches legal descriptions and does not have encroachments.
Confirms property boundaries for loan approval.
Checks for illegal structures or boundary issues.
Protects buyers from legal disputes after purchase.
Homebuyers in Tampa should ensure their mortgage survey is current before finalizing a property transaction.
8. Environmental Surveys
An environmental survey assesses land for potential contamination or ecological impact. It is often required for commercial properties.
Identifies environmental risks on the land.
Helps comply with Tampa’s environmental regulations.
Required for certain business and industrial developments.
An environmental survey can prevent unexpected cleanup costs before purchasing land with a history of industrial use.
9. As-Built Surveys
An as-built survey records the actual location of structures after construction is complete. It ensures that everything was built according to the approved plans.
Confirms accuracy of construction projects.
Required for final project approvals.
Helps property owners with future renovations.
If you are a property developer in Tampa, an as-built survey proves that your project meets legal and engineering standards.
Choosing the Right Land Survey for Your Needs
You may need one or multiple land surveys depending on your property goals. Here are some key considerations when choosing a survey:
Buying or selling land? A boundary or ALTA/NSPS survey is essential.
Building a new structure? You will need a construction survey.
Concerned about flooding? A flood elevation survey is recommended.
Developing land into multiple lots? A subdivision survey is required.
Final Thoughts
A Land Surveyor in Tampa is vital in property transactions and development. Understanding the different types of surveys can save you time, money, and legal headaches. Whether purchasing property, building a home, or planning a commercial project, the right land survey ensures your investment is protected and compliant with local regulations.

What Areas Are Most Often Missed in Tampa Move-Out Cleanings?
Moving out of a home or apartment in Tampa can be a stressful process, and ensuring a thorough cleaning before handing over the keys is essential. Whether you're a tenant hoping to get your security deposit back or a homeowner preparing your property for sale, a detailed move-out cleaning can make a big difference. However, many areas are often overlooked during a move-out cleaning, leading to potential issues with landlords, property managers, or new homeowners.
Tumblr media
At Poche Services LLC, we provide affordable and professional house cleaning services in Tampa to ensure that no spot is left uncleaned. Below, we highlight some of the most commonly missed areas in Tampa move-out cleanings and how you can ensure your home is spotless before you leave.
1. Baseboards and Trim
Baseboards collect dust, dirt, and scuff marks over time. Many people forget to wipe them down during a move-out cleaning. A simple wipe with a damp cloth or a mild cleaner can significantly improve the look of a room.
2. Light Fixtures and Ceiling Fans
Dust and cobwebs tend to accumulate on light fixtures and ceiling fans, especially if they are not cleaned regularly. Be sure to wipe down all light fixtures and clean the blades of ceiling fans to prevent dust from falling onto freshly cleaned floors.
3. Air Vents and Filters
Air vents and filters trap dust, pet dander, and debris. If not cleaned, they can negatively impact indoor air quality. Remove vent covers, wipe them down, and replace air filters if necessary.
4. Inside Cabinets and Drawers
Kitchen and bathroom cabinets often collect crumbs, dust, and spills. It’s essential to wipe down both the inside and outside of all cabinets and drawers before leaving the property.
5. Behind and Under Appliances
Large appliances like refrigerators, ovens, dishwashers, and washing machines are rarely moved, leading to dirt buildup behind and underneath them. Moving these appliances and cleaning underneath ensures a truly deep clean.
6. Walls and Door Handles
Scuff marks, fingerprints, and stains can accumulate on walls and around door handles. Wipe down these areas using a gentle cleaner to restore the walls to their original condition.
7. Window Tracks and Blinds
While many people clean the glass, window tracks and blinds are often ignored. Dust and grime build up in these areas, making the windows look dirty even if the glass is spotless. Be sure to clean the window sills, tracks, and blinds thoroughly.
8. Inside the Oven and Microwave
Landlords and property managers often check the oven and microwave for cleanliness. Grease and food splatters can harden over time, making them difficult to remove. Use a baking soda and vinegar solution or a commercial cleaner to break down stubborn grime.
9. Under the Sink
The area under the kitchen and bathroom sink is often ignored, but it can accumulate leaks, mold, and clutter. Wipe down the surfaces and check for any plumbing issues before leaving.
10. Bathroom Vent Fan
Bathroom vents collect dust and moisture, which can lead to mold growth. Remove the vent cover and clean the inside of the fan to improve airflow and hygiene.
11. Closets and Shelves
Closets should be vacuumed or swept, and all shelves wiped down. Forgotten dust, dirt, and even personal items can be left behind if not checked properly.
12. Garbage Disposal and Drain
Food particles and grease can build up in garbage disposals, causing unpleasant odors. Running a mixture of ice, baking soda, and vinegar through the disposal can help freshen it up.
13. Door Frames and Light Switches
Dust and grime accumulate on door frames, light switches, and electrical outlets. A quick wipe-down with a disinfectant can help restore cleanliness.
14. Carpet Edges and Corners
Even if the main carpet area looks clean, dust and pet hair can build up along the edges and corners. Use a vacuum with a crevice tool to clean these hidden spots.
15. Patio or Balcony
Outdoor spaces such as patios, balconies, and entryways should also be cleaned. Sweep up dirt, remove cobwebs, and wipe down railings and surfaces.
